Abstract
A housing market has been converting from supplier-oriented market to demander-oriented market in these days. The approach of demander-oriented is a necessary point to understand a consumer's needs which are rapidly changed. It is important to understand that the characteristics of a individual household to choice housing tenure and type. The purpose of this study is to analysis of factors influencing housing tenure choice, combined tenure and types choice by binary and multinomial logit analysis and to contribute to housing-supply strategies and basic data. The results of this study are summarized as follows; First, it must be supplied various housing type and rental housing according as a change of the number of household and a increase of nuclear family. Second, it is necessary to supply a single house for the elderly-house and a apartment or row house for single-household. They help to choice of housing to household fitted individual characteristics by supply of various housing. Third, each household is differently influenced by variables which are a number of family, housing size, age of head-household, region and permanent income. It is implied that housing supply policies by government need to vary several strategies in an individual region.
