Abstract
In the previous and conventional researches and studies about housing price, it is claimed that mixed-use housing with a high ratio of T.F.A(Total Floor Area) would degrade the residential environments and, would result in lowering the value of real estate. However, the recent trend shows that, many consumers prefer to own mixed-use housing with a high ratio of T.F.A for both their investments and residences. Therefore, in spite of the results of the previous studies, their price is going up gradually. Then, it is very necessary to look for and study other factors to control and effects on the housing price. especially, "Community Value" has to be considered seriously in the studies of housing price. Unlike the claims of those previous studies, this study finds that the conditions of community facilities and environment have critical influence on the housing price. That is, by the method of "Hodonic Price", there are proven interactions between social status and value of real estate. The conditions of community facilities and securing privacy are other important factors to decide the housing price. Speaking of housing price of mixed-use housing, it is not a matter of size they will live in, but it is all about how valuable and livable the residential environments are.
