Abstract
Up to recently, existing urban residential redevelopment in Korea has enforced the extension and development policy in terms of urban policy by supply. Consequently, the redevelopment focused on the physical environmental improvement, not resident-centered, in the process of a sweeping redevelopment, it causes social and economic problems by inner city decline due to the inclining population and the moving business district. To solve these problems, the government proceed with the project in terms of urban regeneration. As this project gives priority to the participation of that area residents, to find the real condition of the residents participation, this field survey conducts a cross-tabulations by groups that consist of 'participated' and 'non-participated' residents who evaluated the result of the residents participated urban regeneration which concentrated on the first "Sanbok-doro Renaissance" area in Busan by questionnaire survey and interview method. According to the result, the participated residents have much intention of reparticipation to urban regeneration, as well as the main agent of the urban regeneration project should be the residents, which confirm the important implications of organization like selecting operator for the future projects. Among the residents' demand of the urban regeneration vitalization, a housing improvement project is the first, but comprehensively analyzing the second and the third responses, they have the more demand of public works like a infrastructure improvement or the establishment and management of community business. This result imply that the urban regeneration is the sustainable recovery of urban function, if the residents participation is a prerequisite, the urban regeneration will overcome a simple environmental improvement and can carry forward the project which strengthen its core capabilities like community business, common workshop, housing improvement.
