Abstract

There are two major benefits for 'Green Retrofit'. One is 'Energy cost saving' and the other is 'Building value improvement'. This study analyzes the energy & cost savings due to energy-saving elements technology in Green Retrofit in case of deteriorated office buildings. Analysis of the economic impact and pay-back period to get through this and proposes a Green Retrofit optimization for energy performance improvement through real project cases presented an optimized solution. By the way, 'Energy cost saving' has being actively discussed and studied in the field of architectural engineering. However 'Building value and asset improvement' has rarely been discussed. In this study, introducing a case of the 'Green Retrofit' project applied to exist building among the projects underway since 2014 and suggesting 'Building valuation method' by 'Energy cost saving' after 'Green Retrofit' construction work. This study is one step further than existing studies mainly focused on 'Energy cost saving' and intended to lay the foundation of 'Building valuation method'.
